Cheltenham is one of England's most complete Regency towns — an elegantly planned spa resort built in golden Cotswold stone between 1810 and 1840, whose tree-lined promenades, ornate ironwork balconies and magnificent terraces make it one of the most architecturally distinctive towns in the country. With a population of 116,447, it is the largest settlement in Gloucestershire and a major commercial, cultural and educational centre for the wider Cotswolds region.
Cheltenham grew from a small market town into a fashionable resort after a pigeon was observed pecking at saline springs in 1716, leading to the discovery of its mineral waters. King George III visited in 1788, cementing its fashionable reputation, and the town was comprehensively replanned and rebuilt in the Regency style over the following decades. The result is an extraordinary ensemble of townscape — the grand Promenade lined with horse chestnut trees and Regency terraces, Montpellier Walk with its famous caryatid figures, and the elegant Lansdown Crescent are among the finest streetscapes in England.
Cheltenham is home to some of Britain's most prestigious annual events — the Cheltenham Festival (National Hunt horse racing, held each March) is the most important jump racing festival in the world; the Cheltenham Literature Festival, founded in 1949, is the world's oldest literary festival; and the Cheltenham Music Festival and Cheltenham Jazz Festival draw world-class performers each year. The town also hosts GCHQ — the government's signals intelligence headquarters — which is a major local employer.
House prices average £340,000 — good value for such a high-quality Regency town. Schools are excellent, with several Outstanding-rated options. Direct trains reach London Paddington in just over 2 hours, and the M5 motorway is less than 3 miles away, providing fast access to Bristol, Birmingham and beyond.
